SITE SELECTION CONSULTING/MARKET KNOWLEDGE

CRA recognizes that there are many moving parts in the site selection process. It is critical to identify and evaluate the differences in available labor pools, state and local tax laws, transportation hubs, and access to various locations under consideration. CRA researches and utilizes all available public sector incentives. Our proprietary database supplies valuable knowledge of the demographics in any particular market, ensuring you make the best investment to achieve your business goals.

The site selection process includes:

Lease Analysis

CRA offers expert negotiation of corporate leases drawing from over 30 years of closing transactions. CRA will work closely with your legal representative to provide an understandable "road map" for the life of the lease term. No one wants unexpected "surprises" two years after they have moved into their new premises. CRA identifies all areas of potential exposure (including but not limited to rent escalations, tax increases and relocation clauses) and aggressively negotiates to eliminate or minimize the exposure. You can make an educated decision, knowing all of the risks involved in any lease transaction and how the risks can be managed.

Finance

Our knowledge of corporate finance and professional negotiation skills provide a comfort factor that the transaction will be proficiently and expeditiously executed. No matter what the architecture of the transaction, we provide comprehensive information presented in a way that is easily understood. CRA has sophisticated financial analysis programs that identify every dollar expended during the life of the lease term—both in today's dollars and in a net present value metric. In addition to an extensive history of commercial building purchases, we have a complete database of creative financing alternatives. Our analytic reports include Generally Accepted Accounting Principles ("GAAP"), Net Present Value ("NPV") and Internal Rates of Return ("IRR").
